Dong Nai builds 10,000 social housing units for workers to rent

Dong Nai City is implementing rental social housing projects to help workers have stable housing, contributing to the development of the locality.

Dong Nai is one of the leading industrial centers in the country, with 89 industrial parks and 68 industrial clusters planned. Of which, 44 industrial parks and 12 industrial clusters are operating, attracting more than 700,000 workers. However, most workers still live in cramped private rented rooms, lacking security and amenities. Many families with young children have to fend for themselves in 15-25m2 rented rooms, while bearing many costs such as rent, electricity, water, food and tuition fees for their children.

According to statistics from the Dong Nai Trade Union, the housing demand of workers, especially in industrial parks, is very large. There are about 150,000 boarding rooms in the area, meeting the accommodation needs of 450,000 workers with prices ranging from 700,000 VND to 1.5 million VND/month.

On June 12, after the direction of the Central Government, Dong Nai started the Long Binh social housing for rent project - the first social housing for rent project on a land area of about 1.52ha in Long Binh ward, belonging to a land fund of 12.17ha.

According to the plan, the entire area will develop about 10,000 social housing apartments for rent, along with a synchronous infrastructure system such as schools, kindergartens, green parks and public service works, expected to be completed after 2 years. The project is designed in the direction of optimizing usable area, with many types of apartments from 37-70m2, meeting the needs of many target groups.

The project implementation area is located in areas concentrated with many key industrial parks such as: Amata, Bien Hoa 2, Ho Nai, Loteco and Agtex Long Binh. This is also an area with a very large demand for stable, safe and affordable rental housing for people.

According to statistics from the construction industry in 2025, the demand in Dong Nai city is about 150,000-160,000 social housing units. Of which, about 70% are workers and laborers working in industrial parks. In the area around Long Binh ward alone, within a radius of 5-7km, there are 6 industrial parks with more than 250,000 workers working, many of whom have housing needs.

Mr. Nguyen Anh Tuan, Deputy Director of the Dong Nai City Construction Investment Project Management Board, representing the investor, shared that the use of public investment capital, along with standardized design and effective construction solutions, helps reduce investment and operation costs, creating a basis for building rental prices suitable to the affordability of workers.

Thanks to clean land funds, public investment capital and preferential mechanisms, the expected rental price is significantly lower than the commercial rental housing area in the area, the rental price ensures harmony between the goal of supporting low-income people and the efficiency of using state capital.
