Hanoi allows change of land use purpose for more than 62,000m2 of Nguyen Trai Street

Vice Chairman of Hanoi People's Committee Truong Viet Dung has just signed a decision to allow Sao Vang Rubber Joint Stock Company to change the purpose of using 62,389.46m2 of land and use the same 45.5m2 of residential land to implement the project of building a commercial service complex and high-rise housing at 231 Nguyen Trai Street, Khuong Dinh Ward.

The location, boundary, and area of the land are determined in the Master Plan for Land Use (QH-04) at a scale of 1/500 prepared by Vietnam Architectural Planning Company Limited in December 2025.

Of the total area of 62,434.96m2 of land, there are 16,645m2 of land with the planning function of mixed-use land - HH symbol (houses, businesses, offices, kindergartens, gardens and internal traffic roads...); 8,134m2 of land with the planning function of city public land - CCTP symbol (hotels, businesses, services, offices, finance, banking, healthcare, culture, gardens and internal traffic roads... ); 11,726m2 of land with the planning function of public land for residential areas - code CCKV (commercial, service, culture, healthcare, office, hotel, garden and internal traffic roads...).

2,107m2 of land with the planning function of public land of residential units - CC symbol (service, healthcare, culture, administrative management to serve the regular needs of residents in residential units...); 8,205m2 of land with the planning function of residential school land; 7,791m2 of land with the planning function of residential green land - CX symbol (flower garden, green trees, sports, entertainment, services...), below there is a basement (at the land plot marked CX1); 6,966.96m2 of land with open roads according to the planning (inside the red line, excluding internal roads in the land area).

The City People's Committee assigned Sao Vang Rubber Joint Stock Company to be responsible for contacting the Department of Agriculture and Environment, the Department of Construction, the Hanoi Tax Department, and the State Treasury of Region I to carry out relevant procedures.

At the same time, contact the Hanoi Land Registration Office and the People's Committee of Khuong Dinh Ward to edit cadastral records and land database according to regulations.

Sao Vang Rubber Joint Stock Company uses land within the boundary, boundary and in accordance with the purpose and content; implements investment projects according to the provisions of law on land, investment, housing, real estate business, planning, construction, environment, fire prevention and fighting...; ensures equity participation in project implementation throughout the investment implementation process according to regulations; ensures the management and use of state capital and assets at enterprises according to regulations.

Along with that, ensure full conditions according to the provisions of law before implementing the project according to regulations; synchronously invest in technical infrastructure works, social infrastructure in accordance with regulations, investment content, investment commitment and completion before completing the housing project; Coordinate with relevant agencies and units to synchronously connect with the technical infrastructure of the area, plant trees to create urban landscape according to regulations.

The People's Committee of Khuong Dinh Ward is responsible for supervising and inspecting the management and use of allocated and leased land within the boundary and boundary markers, in accordance with the provisions of law.
