Explaining the increase in rental prices for workers in Thien Loc commune from January 1, 2026
Rental prices at workers' housing areas in Thien Loc commune (Hanoi) increased from January 1, 2026.
Talking to reporters on the morning of January 2, Mr. N.V.T (a worker renting a room at CT1A, workers' housing area in Thien Loc commune, Hanoi) said that the rental price at CT1A apartment building has officially increased since January 1, 2026.
Mr. N.V.T's family is renting a 54 m2 apartment. The rental price before January 1, 2026 is more than 1.7 million VND/month. From January 1, 2026, his family will have to pay an additional 479,000 VND/month.
"For a family of workers like us, the above additional rent increase is significant. In addition to renting a house, we need a lot of things to cover. Each thing increases in price a little, when added up, it will be a large amount of money", Mr. N.V.T shared.

With a total income of about 30 million VND/month, Mr. N.V.T and his wife have to raise 2 children for school, pay for housework, living expenses...
According to Mr. N.V.T, what he was quite concerned about was that the house was getting worse and worse, but the house price increased.
Previously, on December 17, 2025, Hanoi Housing Management and Development One Member Co., Ltd. issued a notice on the unit price for renting houses for 15-storey blocks of houses in the workers' housing area of Kim Chung commune, Dong Anh district (now Thien Loc commune, Hanoi).
Accordingly, the company announced the rental price for a 15-storey building according to document No. 2272/UBND-KT dated April 20, 2016 of the Hanoi People's Committee, which is converted into stages, each stage is 5 years (starting from 2016), specifically as follows:
The rental price for houses from January 1, 2026 to December 31, 2030 for CT1A and CT1B buildings: 40,465 VND/m2 (rental price for the 2021-2025 period is 31,615 VND/m2); CT2, CT3 buildings: 48,181 VND/m2 (rental price for the 2021-2025 period is 37,508 VND/m2). The above unit price does not include the cost of house management and operation, compulsory fire and explosion insurance.

According to the announcement, the above rental price is applied for 5 years from January 1, 2026 or until the City issues a new rental price.
Talking with reporters and leaders of the Social Housing Management and Development Enterprise (Hanoi Housing Management and Development One Member Co., Ltd.) about the price increase based on Official Dispatch No. 2272/UBND-KT dated April 20, 2016 of the Hanoi People's Committee, increasing prices once every 5 years to compensate for the building's depreciation.
When the reporter raised questions from workers about the deterioration of the housing area, but the rental price increased, this leader said that the rental price of housing in this area was already cheap, and could not find a place where the rental price was cheaper than this worker housing area.
According to this leader, the housing area is public property, the factory did not arbitrarily increase the price but followed the existing decision of the Hanoi People's Committee.
The workers' housing area in Thien Loc commune, Hanoi City has 28 units, including: 24 5-storey houses and 4 15-storey houses, which are social housing invested with state budget capital and owned by the state.
